• For properties going on the market FOR SALE standard photo delivery is 24-48 hours. I will do my best for next day delivery, but it is not guaranteed.

• For rental properties (Airbnb, VRBO, etc) Standard delivery is 2-3 days.

• For commercial properties please refer to the written quote which will outline details.

• Please allow an additional day for twilight photoshoots.

Life happens! If you need to reschedule, no problem. Here are the details:

• If I have current availability and we can schedule a new time in the same day, there will be no charge for rescheduling.

• If I do not have availability and the shoot must be rescheduled for a new day a $50 rescheduling fee would apply.

• Rescheduling day of due to weather concerns will not be charged a rescheduling fee.

• Photoshoots that need to be rescheduled must be rescheduled within 30 days of the original shoot date.

• Weather can change in an instant! Especially during monsoon season. You may choose to reschedule for the next available opening (no charge), or we can proceed. If it is a last min cancellation you would lose the $50 deposit. If it is just cloudy weather, I can photoshop in blue skies. However, if there is inclement weather you still may notice this in your photos. I.e. blown leaves, wet ground etc. For photoshop work other than a sky replacement there will be an additional charge.

• Sorry, I focus on my speciality - photography. Having the property photo ready on arrivial will help ensure you get the highest quality images. I can make minor adjustments to improve the shot but wont be cleaning, staging, moving things from room to room etc. If you need a referral for a staging company or designer, please inquire and I can send you in the right direction.

• Typical photoshoots last 1-1.5 hours. Larger properties may be 1.5-2.5 hours. Just depends on the size and complexity of your location.

• Yes! Well, probably. However, photoshop does take time and there will be additional charges for extra photoshop work. I do small corrections while editing but things like item removals, removing unsightly cords from TV area, removing cars from exterior shots, cleaning up areas with leaves, dirt etc. All things like this will be charged per photo. $5-$20 depending on complexity and time involved.

• No. Actually, an empty, photo ready home is perfect conditions to get the best photos! If you have an access code or want to let me in and leave that is totally fine! I can lock up on my way out.
